Sheds & Freestanding Structures

Hello Tournament Hills Owners!
This is a courtesy notice to kindly remind owners that any changes to the exterior of your home requires architectural approval before being installed. Even if the proposed improvement abides by governing documents, owners must obtain approval from the architectural committee prior to commencing any work. You may find the architectural application in the Architectural folder under My Documents in your Resident Portal.
This includes but is not limited to sheds and freestanding structures installed in rear and side yards. Your community’s design guidelines state the following regarding these items:
- Tool sheds and/or freestanding structures, temporary or permanent, must be submitted for Architectural Review Committee approval prior to being constructed or erected.
- Tool sheds shall not exceed the fence line, which in no case shall exceed 5 feet unless approved by the Design Review Committee. If a location in the yard would allow for a shed higher than 5 feet, that will not be seen from the street or common area in any way or negatively impact the view from neighboring lots, the Owner may submit sufficient evidence to request a variance from the five-foot rule.
- Tool sheds shall not be visible from the street under any circumstances.
- The color of the shed shall match as closely as possible the color of the home.
- Prefabricated metal sheds are prohibited; however, wood or aluminum wood look-alike materials will be allowed for sheds and other structures.
- Sheds are limited to one per lot and must not be larger than 120 square feet and are not permitted to exceed the fence height or be seen from the street in any way.
- No structure may be erected, constructed, or maintained whether permanent or temporary within any building restricted easement without proper approval from the City.
